Its communities are experiencing incredible residential growth. In 2000, Paulding County’s population was 81,678 and is projected to grow to 105,000 this year. From 1990-2000, Paulding was Georgia's third fastest growing county with an average annual rate of 7.0 percent. The county is very pro-business and the great availability of land and accessibility to Atlanta places Paulding on the cutting edge.
Paulding is much closer to the pulse of Atlanta than people think. Nearby I-20 and a new four-lane highway that runs through the county places Paulding only 40 minutes from Hartsfield International Airport.
Excellent schools with a 15:1 student teacher ratio are another plus for the county. Existing schools have all been renovated with modern additions. The Paulding County system is an America 2000 school system noted for educational excellence.
The county has over 300 subdivisions, with new construction continuously under way. The highest concentration of population is in the eastern section near Hiram, where the large Kroger-Kmart shopping center is located; Dallas, the county seat, is in the center of Paulding; incorporated Braswell is the county’s smallest community.
Housing costs are mixed, with east Paulding County being more expensive than the western part of the county. Homes in east Paulding County can be found in the low- to mid-$100,000s. Some homes can be found for less than $100,000 in the western part of the county, although the number of homes available is dramatically less than in other parts of the county.
Another boom for the county over the next few years will be Bentwater, a golf course community by Cousins Real Estate Corporation and Temple-Inland Realty, Inc. Bentwater consists of 1,045 acres and is located in the northern section of the Paulding County. The project fronts on Cedarcrest, Harmony Grove Church and Graves Roads. The development will have more than 1,000 homes, an 18-hole golf course and recreation amenities.
In 2000, Paulding issued just under 1,477 single-family permits and saw significant growth in the commercial and retail areas.
